Can a roof be repaired, or does it need replacing?
A roof can usually be repaired when the damage is limited to one area and the shingles around it are still flexible and well attached. If shingles are brittle, bare across several slopes or already repaired more than once, a roofer may recommend replacement. Ask for both options priced in writing.
Age is only part of it. A roof with ten good years behind it can need a repair after one violent storm, while a much older roof can sit through a hundred small stresses without a problem. What matters is how the shingles behave when the roofer lifts one. A shingle that bends and reseals is a repair candidate. One that cracks or leaves a dust of granules behind is telling you it is spent.
What do wind and falling limbs do to roofs around Souderton?
Wind lifts the unsealed edges of asphalt shingles and tears them loose, usually from the edges, ridge and corners first. Limbs puncture or crack shingles and sometimes the deck beneath them. In the Souderton area, summer thunderstorms and the remnants of tropical storms are the usual triggers.
The August 2021 EF-1 tornado, from the remnants of Fred, first touched down just south of the borough, crossed into Hilltown Township and tore roofing off an auto repair shop on Dublin Pike near Blue School Road. Trees came down on homes in the Hidden Springs mobile home community. That was an extreme event, but the pattern it showed is the common one: wind starts at the edges and exposed points, and falling limbs do the rest.
You do not need a tornado to need a repair. An ordinary thunderstorm can lift a row of shingles along a rake edge, and that opening can sit unnoticed from the ground until a second storm pushes rain in under it. If you see a tarp-sized gap, call. If you are not sure, a roofer can look.
Why do repairs on older borough and farmhouse roofs take more care?
Older roofs often have patches on patches, an uneven deck and flashing that was fitted to a different generation of shingle. A repair on one has to work with those conditions rather than ignore them. The roofer checks what is underneath before deciding what will hold.
Many of the homes around Souderton date from the era when the borough and its neighbors were still mostly farmland and town lots. In farm-origin areas such as Franconia and Harleysville, you will find farmhouses with long roof runs and attached outbuildings. In the borough, there are attached rows where one roof shares a wall with the next, and a leak at a party wall can involve a neighbor's roof as much as your own. Our old farmhouse and rowhouse roofs guide covers that in more depth.
The practical effect is that a repair here is rarely the quick, tidy job it looks like from the sidewalk. Decking can be uneven, nail patterns can be inconsistent and old sealant may have to be cleaned off before new material will stick. A roofer who allows time for that is not padding the job.
What should be in a written repair quote?
A written repair quote should state exactly where the work is, what is being removed and replaced, the materials, the price and what happens if hidden damage turns up under the shingles. It should also name the contractor you are dealing with so you can check them.
Pennsylvania issues no general contractor or roofing licence. Home improvement contractors register with the Pennsylvania Office of Attorney General under the Home Improvement Consumer Protection Act, and some townships and boroughs require a licence or registration of their own. Ask the roofer what registration they hold and look it up yourself.
Permits are a local question. In the borough, the Borough Code of Ordinances and the Pennsylvania Uniform Construction Code control building permits, and no work starts without an approved permit. Whether a small repair needs one is a question for the borough or township office, not something to guess at. The roofing permits guide explains what to ask.
